Authority Development - Desert Rose
Desert Rose, developed in 1994 with assistance from the Palm Desert Redevelopment Agency, is an affordable community of 161 single-family homes near Cook Street and Fred Waring Drive. The neighborhood features three- and four-bedroom homes ranging from 1,100 to 1,300 square feet, plus shared amenities including pools, sports courts, and the Jean Benson Childcare Center operated by the Family YMCA of the Desert. Since selling out in 1998, demand has remained high, though homes occasionally become available when owners choose to sell.
An interest list is maintained for prospective buyers, with homes available to very low, low, and moderate-income families. Selection is based on income level and family size, and limited financial assistance may be provided for eligible households. To preserve affordability, buyers sign agreements giving the Housing Authority the first opportunity to repurchase homes at a formula-based price or assist in finding a qualified new buyer. Falcon Crest, developed in 2004, is a centrally located affordable housing community with 93 single-family homes. Built through a partnership between the Palm Desert Redevelopment Agency and the City, it offers three- and four-bedroom homes designed for moderate-income households. The neighborhood includes energy-efficient upgrades, drought-tolerant landscaping, and an HOA that maintains front yards, ensuring long-term community appeal.
Qualified buyers received assistance through silent second and third trust deeds, with repayment deferred until resale, refinancing, or noncompliance. Homes carry 45-year affordability restrictions to preserve access for future families. A waiting list is maintained, and homes are available to low- and moderate-income households, with selection based on income level and family size.
